Why 281

Agree it once. Build it as agreed.

wide street view of a remodeled 1930s Houston bungalow with its original porch, fresh paint, mature trees

Most remodel fights start the same way. The scope was vague, so the price moved. We write the scope down first. Every wall, every room, every material. You read it. You sign it. Then we build exactly that.

We are on Airline Drive, in the Near Northside. Our work is the older houses around us. Bungalows and cottages from the 1920s to the 1950s. Small closed kitchens. One bathroom for the whole family. Add-ons from three different decades. We know what is behind those walls.

The goal is a modern house that still looks like it belongs on its street. Open, bright, easy to live in. Same porch. Same bones. A lot more room inside.

How a job runs

What we build

Kitchens first. Then the whole house.

Three big jobs lead the shop. The other seven go in the same written scope, so one crew carries the whole house.

Large open kitchen with a long island and full-height cabinets in an updated Houston cottage

01

Kitchen Remodeling

Old Northside kitchens are small and shut in at the back of the house. We open them up. The wall comes down and the kitchen joins the living room. New layout, new plumbing and wiring, full-height cabinets, solid counters, good lighting. On pier-and-beam houses we check the floor first and fix it right. You get one big room that works.

02

Bathroom Remodeling

Plenty of Heights and Oak Forest houses have one bath for the whole family. We build the second one. We also rebuild the first one from the studs. Walk-in showers, double vanities, new plumbing and tile that is set straight. Space is tight in a cottage, so we plan every inch before demo starts.

03

Whole-Home Remodeling

Some houses need the whole plan redone. We open the back of the house, update the kitchen and baths, redo floors, wiring and lighting, and keep the character that made you buy it. One scope. One schedule. One crew. It is the cleanest way to bring a 1940s house up to how you live today.

01.

Straight answers

If a wall is load-bearing, we say so. If a floor needs work, we say so. You hear the hard parts before the job starts, not halfway through it.

02.

Fixed scope, no drift

The written scope is the job. We do not pad it and we do not quietly cut it. Changes get written down and agreed before anyone swings a hammer.

03.

Built for old Northside houses

Pier-and-beam floors, old plumbing, tight rooms and add-ons that never quite lined up. We have opened enough of these houses to plan for what is inside.

How a job runs

Three steps. No surprises.

Short process. Everything in writing. Here is how every job goes.

  1. Step 01

    Walk and talk

Call the shop. We come out, look at the house and measure. You tell us what is not working. We tell you what is realistic. Straight answer, no sales pitch.

  2. Step 02

    Fix the scope

We write it all down. Layout, materials, what stays, what goes. You get a clear price against that scope. You sign it. If you change something later, we put the change in writing first.

  3. Step 03

    Build and hand over

Demo, framing, plumbing, wiring, finishes. In order, on a schedule you can see. At the end we walk every room with you and finish the list. Then the house is yours.

All it takes is a call. The rest gets written down.

Questions

Straight answers.

How much does a kitchen remodel cost?

It depends on size, layout and materials, so we do not quote over the phone. We visit, measure and write a fixed scope with the price against it. That is the number you plan around. Call and we will book the visit.

Can you open up my small kitchen?

Usually, yes. Most older Northside kitchens sit at the back of the house behind a wall. We check what that wall carries, then plan the opening and any beam it needs. You hear the answer at the walk-through.

Can you add a second bathroom to a one-bath house?

Often. It comes down to where the plumbing can run and where the room can go. On pier-and-beam houses that is usually easier than people expect. We look at the floor plan and tell you the best spot.

What happens if I change my mind mid-job?

You can. We write the change down with its effect on price and schedule before we do it. You approve it. Then we build it. Nothing gets added on a handshake and nothing shows up later on the bill.

Will you keep the character of my old house?

Yes, if that is what you want. Porches, trim, front rooms and street look can stay. We modernize the layout, the kitchen, the baths and the systems inside. Outside you still know the house.

Do I have to move out?

For a kitchen or a bath, most people stay. We seal the work area and keep a path through the house. A whole-house job is a bigger talk. We plan that with you before the start date.
